Control of ads

We control all the ads before we publish the accommodations and are careful to inform all landlords of the laws and regulations that apply, for example, how to obtain a permit and how to calculate a reasonable rent for the accommodation. We want you as a tenant to feel safe about that the homes rented by us comply with Swedish law.

 

Safe depositions

In order for Samtrygg to perform a credit check, you need to have a Swedish Social Security Number (personnummer) and you need to have had income in Sweden over two years. In case we are unable to perform a credit check, you can choose to either provide a deposit (which will be kept safe at Samtrygg during the rental period) or apply with a guarantor with a Swedish Social Security Number in order to rent through Samtrygg.

 

No fraud

Fraud is common on the sublet market. According to Boverket over 10 % are being fraud on pre-payment and deposit. Our solution is to act as financial intermediary in order to minimize the risk of fraud. Samtrygg takes the risk.

 

Guaranteed payments

You as tenant pay the rent to Samtrygg, and we pays out the rent to the landlord. We guarantees that the rent is paid on the same day every month.

Samtrygg’s rent guarantee covers up to 12 months rent, which means that landlords do not need to worry about not getting paid if the tenant’s ability to pay decreases during the rental period. Samtrygg’s rent guarantee implies that landlords get their rent payments for up to 12 months, regardless if the tenant pays or not. With Samtrygg´s solution, the following is covered:
– Personal property (that is not covered by your home insurance)
– Fixtures in you co-operative apartment (that are not covered by your home insurance)
– Up to 1 000 000 SEK in damages
– Deliberate damage (including fixtures in co-operative apartment)
– Loss of rent due to damage
– All risk (i.e. allrisk) for personal property (and fixtures in co-operative apartment)
